A total is not a quote
A single figure tells you nothing about what you are buying. A quote worth comparing lists what is being removed, what is going on, and what happens when something unexpected turns up.
The lines to look for
Tear-off and how many layers. Decking replacement rate per sheet. Underlayment type and where ice-and-water goes. Drip edge. Valley treatment. Flashing — replaced or reused. Ventilation. Permit. Clean-up and disposal. Workmanship warranty and term.
Where quotes quietly diverge
Reused flashing, a thinner underlayment, no ventilation work and an open-ended decking charge will take thousands off a total without changing a single visible thing on the roof. That is where most of the spread between quotes lives.
The one clause people forget
The per-sheet decking rate. It is the only part of the job nobody can measure before the tear-off starts, and it is the reason fixed prices stop being fixed on the second morning.
